Half of 2015 is already gone. Market reports for the first half of the year show where have been and give us an idea of what we might expect in the near future. Although no crystal ball is used knowing where we have come and where we are headed is a bit easier to see when we know the facts. Our inventory of homes seems to be creeping up there are more sellers than buyers. Serious sellers need to be aware of the numbers in order to make a home stand out from the crowd in order to sell. Staying on top of the numbers is important. As your local real estate agent it is my job to keep informed on what is selling so that I can relay that info to you when you need it most.
Active Listings – Montgomery NY January to June 2015
The number of sold homes in the Montgomery NY area is up rather consistent this spring. We saw 81 homes sold in the first six months of 2015. Last year we only had 65 homes sold in the first six months of 2014. The number of homes sold increased, while the prices did not. The average price of a home that sold last year was $204,590 vs $$170,390 this year. Homes in Montgomery did vary in age, size, and neighborhood styles. Pricing does vary from season to season as new construction homes did not fall in pricing, but resales did. Different factors will change what we see in pricing.
