Every spring as the days get longer and a hint of warm weather sets in, sellers come out of hibernation and begin the process of putting their homes on the market. If you are looking to sell your home this spring, the time is now. Meeting the competition of homes racing to greet buyers this spring, you should be ready with your strategic plan. Winter has been rather mild and that has allowed buyers to gear up for making their plans to buy sooner this season all the more real. They have not been hunkered down with waiting for decent weather, the nice weather has arrived! These buyers have already begun to surface and they are make plans. As a seller, you don’t want to be left out when they are deciding what home to buy. A home that enters the market now, and priced right is getting a lot of attention from watchful agents and buyers.
Unless a seller needs to move in the winter, most sellers prefer to list their home in the spring. Most buyers are happy with that mindset as they too would prefer to buy a home when there is no snow on the ground. Shopping for a new home is made easier for most everyone involved. Lower inventory in winter equals less competition of homes, but when the birds start chirping and the grass turns green more homes enter the market leaving sellers with more competition. Buyers have more choices and they can be more demanding with their choices. Increasing inventory each spring is great for buyers and they are well aware of this.

Curb appeal is so important. Your home should be inviting and the yard looking clean and neat. Even a winter without much snow can get messy. Maybe this year is a great time to power-wash your home or paint the deck. All these activities need planning. Put them on your schedule now. Contractors are gearing up with scheduling for warm days and you will have trouble getting anyone to work. Meanwhile, sll the leaves and debris that are left over from the fall can be removed. Get ready for that warm day when you can mulch the trees and flowerbeds so that they will ready for showings. Flowers will be out soon. Make sure to add some to the landscaping. Nothing says welcome like a colorful arrangement at the front door.
Maybe the weather is not quite ready for your outside clean up yet, but there is still work to be done. Start with decluttering every room. It can be an overwhelming task, but one room at a time makes sense. Donate, give things away, run a tag sale, but get rid of the stuff that you don’t use, don’t need or don’t want. Get a dumpster and throw out the junk. The more clutter in a home the harder it is to sell. People want to see themselves in your home, not your things. It is super distracting to see closets overflowing. Remove knick-knacks from shelves. Less is best and you have to pack up anyway, so why not start before the home even goes on the market.
