Over Priced & Under Marketed & NO Results!
A Guide to Selling Your Home for the Highest & Best Price

HOME FOR SALE
The housing market in the Hudson Valley has been quite busy this selling season. I have not seen homes disappear off the market this fast in quite some time. If you are looking to buy a home it is quite the challenge. Maybe this winter you could hold off on deciding if you wanted to put in an offer for a few days to think about it, but today you will see that same, well priced home disappear. Multiple offers are not unheard of and once a home has an accepted offer, showings continue for backup offers. Many people are quite frustrated missing out on a home that they wanted.
If you are in the market to sell this is great news! Sellers are rather happy with this trend. Knowing how to proceed is a big step to a successful sale. Mistakes are made during an upward surge in home sales that can cost thousands of dollars. Excited sellers are hoping that we are making the transition to a true sellers market. While we may be having some great sales, understanding where the numbers are is important for moving forward. Homes may be selling, but inventory needs to decrease before we arrive to that level.
Since the market seems to be hot, the thought of selling a home yourself and trying to save a few dollars can be a tempting option. I have seen a few FSBO’s lately that are not as informed as they think they are. Info about selling homes is abundant on the internet and DIY is in vogue. The temptation is huge, but understanding the pulse of the market comes with experience and is a full time job. The problem is, trying to sell your own home is a challenging process. There are multiple parts of a transaction and without the experience necessary it can be costly.
The MOST important part to begin the process is pricing a home to sell, and that must be followed up by proper and aggressive marketing. Without these two pieces of the puzzle in place there will be is no surprise when there are little to NO results.
- Pricing Your Home to SELL
Selling a home in a somewhat rebounding market like ours doesn’t mean that you will be able to raise prices quickly. Overpriced homes are NOT selling. Today’s savvy buyers look at everything and compare notes. Listing your home too high, can actually help to sell the home down the street. Informed buyers know an overpriced home when they see it.
So why is your home overpriced? Recent repairs and updates don’t always translate into a fast return on investment. Truth be told, our market is still moving sideways when it comes to pricing. Selling a home is a stressful endeavor. The process is constantly changing. While a CMA may indicate the estimated value of your home today, three months down the road a homes value can change. Nothing is absolute as appraisals change as homes are bought and sold every day in your neighborhood.
- AGGRESSIVE Marketing Plan
Once you have priced it right, the second major ingredient of getting a buyer is marketing. While a FSBO can hire a local MLS for a flat fee that is not enough exposure. Additional marketing to make the home sell is part of the process. Hiring an agent that knows how to make this happen in an ever changing market is most important. How do does this happen? No magic, it is hard work and an understanding of the local market. Experience, along with proper marketing tools sells homes.
Why list your home with me? Statistics show that those selling their own home don’t actually save money. Your buyers know that you are “saving” the commission fees and they discount their offers accordingly. If you were buying a home, you would do the same. Selling and buying a home is the largest single investment you will make in your lifetime. Making the best decisions can be tough to do.
