• The median sale price for 2016 is up to $$185,000 from $155,950 in 2015.
• The highest price home sold in 2016 was $600,000 compared to 415,000 in 2015

• The current inventory of homes is 188 in Montgomery, NY.
  • lowest priced home currently listed is $56,900
  • highest price home currently listed is $1,950,000
  • Average listing is $259,403
  • Median listing price is $229,450

The Montgomery NY housing market for 2015 has come to an end with some great results in the number of sales. Montgomery saw single family housing sales of 186 homes which is 28% higher than the previous year. Pricing averages however, went down for the second straight year with a 7% decrease in the average sale price. The lower end of the market saw the biggest increase  in number of sales. Higher priced home sales over $300,000 were up about 25%.

Buyers will continue to enjoy a housing market with low prices that provide such great value. Homes in this price range are more affordable than ever. We have found that more buyers are able to purchase a home rather than rent. Sellers are smart to put their homes on the market now as inventory is down a bit from last year. Giving buyers less of a choice highlights your home. 186 homes sold in Montgomery during 2015. This is the year to sell your home.

• Average sales price was $187,785 spending approximately 137 Days on Market.

• The average list price is $270,000  (ranging from $25,900 to 1,950,000)
• There are 38 homes currently under contract, down from July that had 46.
• In August there were 23 homes that transferred title, up from 2 the previous month.
• Transferred Title Prices ranged from $25,000 to $419,000
• The average home in August sold at $192,800
• Sold homes spent 146 days on the market
• We currently have 11,93 months of inventory and falling
• Compare these numbers with August of 2014 for more information.

Our most popular price point continues to be in the $200,000 t0 $250,000 for those looking to buy a home. Homes under $300,000 seem to be the trend for Orange County NY right now. Our buyers are coming to the area looking for an easy commute, homes with enough space and a yard to call their own. Our highest priced homes in the county still remain well under $1 Million, with many listed and sold between $500,000 to $750,000.  This shows that the Hudson Valley is a reasonably priced market for homes within a great commuter location. While a few of the higher end homes can be found in Montgomery, they are not the biggest part of our market. When I do have a buyer  looking for this fabulous location and that very special home, there are choices that are hard to resist.

Home inventory for Montgomery NY continues to drop. Falling inventory can sometimes see increasing prices, but so far that has not been the case. New homes are popular and they can be found in some areas. Shiny and new is a plus, but along with new we see higher taxes, limiting the volume of those sales. Resales in the town are known for lower taxes than the homes in the village. Be sure to note what the taxes are on those homes, as those additional fees can increase your total tax bill. Homes that are just a few years old or more that are in great condition show great value to savvy buyers. Lower taxes today means lower monthly payments for a long, long time.

• In July there were 21 homes that transferred title, up from 16 the previous month.
• Transferred Title Prices ranged from $50,000 to $360,000
• The average home in July sold at $208,658
• Sold homes spent 114 days on the market
• We currently have 12.35 months of inventory
• Compare these numbers with July of 2014 for more information.

Our most popular price point is under $200,000 t0 $250,000. Most homes that sold in July were under $300,000. Not our highest priced homes in the county, they do make up a good portion of the homes sold in Orange County NY. This shows that the Hudson Valley is a reasonably priced market for homes within a great commuter location.

Inventory has not fluctuated much over the last few months as buyer scoop up homes and new sellers continue to jump into the home selling arena. First time home buyers are a good portion of our clients. They do take their time making sure that they are well informed being cautious with making decisions. Half of 2015 is already gone. Market reports for the first half of the year show where have been and give us an idea of what we might expect in the near future. Although no crystal ball is used knowing where we have come and where we are headed is a bit easier to see when we know the facts. Our inventory of homes seems to be creeping up there are more sellers than buyers.  Serious sellers need to be aware of the numbers in order to make a home stand out from the crowd in order to sell. Staying on top of the numbers is important. As  your local real estate agent it is my job to keep informed on what is selling so that I can relay that info to you when you need it most.

Active Listings – Montgomery NY January to June 2015

The number of sold homes in the Montgomery NY area is up rather consistent this spring. We saw 81 homes sold in the first six months of 2015. Last year we only had 65 homes sold in the first six months of 2014. The number of homes sold increased, while the prices did not. The average price of a home that sold last year was $204,590 vs $$170,390 this year.  Homes in Montgomery did vary in age, size, and neighborhood styles. Pricing does vary from season to season as new construction homes did not fall in pricing, but resales did. Different factors will change what we see in pricing. I can answer questions about sold homes in different neighborhoods to shed some light on the stats. The numbers don’t lie, but understanding what they tell is important.

• There are 47 homes currently under contract and 18 new signed contracts in June
• In June 16 homes transferred title in Montgomery NY exactly the same number from last year at this time
• Transferred Title Prices ranged from $22,900 to $388,267
• The average home in June sold in Montgomery NY at $156,869 and spent 138 days on the market
• 161 homes closed in the last twelve months.
• Montgomery NY has a generous supply of inventory with over a 12.8 month of supply which is the same as last year at this time.

Homes under the $300K price point is what sold in the first six months of 2015. Homes priced right and in good condition is what buyers are looking for to remain affordable. New construction sold as the value was a considerable factor for many. Buyers should do research on what is selling and ask questions about pricing of comparable homes in any neighborhood they are considering.

• The average list price is $267,148  (ranging from $39,900 to 2,000,000)
• There are 41 homes currently under contract and 12 of those went under contract in May
• In May 14 homes transferred title in Montgomery NY
• Transferred Title Prices ranged from $30,000 to $319,000
• The average home in May sold at $135,437
• Sold homes spent 175 days on the market
• Compare these numbers with May of 2014

The inventory of homes leveled off after a major surge last month. Buyers are out looking for the best choices and those homes are the first choice, leaving inventory to grow. Low interest rates have made buyers less motivated to move forward quickly. We are now seeing homes disappear off the market at a pace similar to the last few months. High end homes linger as our buyer pool for those homes is smaller.

Pricing remains the single most important part of getting top dollar in the shortest amount of time. Homes that linger rarely recover the loss of time and money. We remain in a buyers market with 14+ months of inventory which is up from April at 13.25 months. Remember though, buyers are not seeing major drops in prices. This actually makes it a win win for both sides. Prices are remaining competitive providing great value and sellers are getting top dollar for their homes in this market.

The Inventory of homes in Montgomery NY is up. We doubled the number of new listings that came to market from March. Sellers were busy all winter getting their homes ready, and the inventory shows that we now have 40 new single family homes that are available. Buyers are certainly happy, as there are quite a few more choices when looking. Don’t be fooled by this though, as when a great home enters the market they gets scooped up quickly. I frequently get complaints from buyers that they thought it was a “buyers market”. When there are multiple offers on a property they are quite disappointed.

It is, and always will be about the money. Homes priced right and in good condition provide value. Smart buyers that are watching and waiting immediately know a good deal when they see it. One look and they are able to move forward quickly on a home. In the blink of an eye, these properties disappear and for a fair price.

There were 159 homes that sold in Montgomery in the last twelve months. Most of the homes sold in March were under $250,000. We currently have a 13.25 month inventory of homes and therefore remain in a buyers market.

• There are 159 single family homes currently on the market, up 6 from last month
• 19 New listings came to market in March
• The average list price is $261,564  (ranging from $24,900 to 2,00,000)
• There are 40 homes currently under contract and 16 of those went under contract in March
• In March 15 homes transferred title in Montgomery NY
• Transferred Title Prices ranged from $40,000 to $315,000
• The average home in March sold at $150,682 which is down from the last few months
• Sold Homes spent 182 days on the market and seems to be more of the norm.

The spring season for housing is in full swing with buyers and sellers. New homes inventory is up since last month, and buyers were finally able to schedule showings and made offers on homes. Snow did not keep everyone from making things happen, but it did slow things down a bit. The snow finally stopped in late March and while some of the MLS photos are still showing some, I think that we can confidently say that the winter is over. Sellers jumped in to list their homes and buyers are out in full force scouring the area for that perfect place to call home.

There were 148 homes that sold in Montgomery in the last twelve months. Most of the homes sold in March were under $200,000. We currently have a 12.89 month inventory of homes and therefore remain in a buyers market. Compared to last year at the same time we had  11.33 months of inventory. Last years numbers were a bit better for March 2014. While one month is not a trend, they are worth revisiting to see if the market is getting stronger month after month.

The new homes that will be available this spring are few as building was slowed a bit this winter. Most of our new homes are “to be built”. This can be a plus for sellers that get their homes on the market soon as the competition will be less difficult. It is hard to compete with shiny and new!.

• 21 New listings came to market
• The average list price is $269,110  (ranging from $35,500 to 2,500,000)
• There are 31 homes currently under contract and 6 of those went under contract in February
• In February 9 homes transferred title in Montgomery NY
• Transferred Title Prices ranged from $36,300 to $390,000
• The average home in February sold at $196,000 which is consistent with the last few months
• Sold Homes spent 263 days on the market which is up from previous months

The number of homes that sold in February compared to last month are down, but only by a few. Taking into consideration the weather and delays at every turn, the market actually appears rather consistent. January and February are notoriously slow months in comparison. Even so, we saw buyers and sellers with a plan of action in mind. Serious buyers are the ones out during a snowstorm making the decision to buy. Sellers had time to get their homes ready to put on the market for when the snow was plowed, welcoming buyers to their homes.
