2016 is over and the Housing Market Stats are in. A lot of new homeowners are living in Rockland County, NY this year. As the inventory continues to go down and the number of homes sold continues to rise there are less homes to choose from. Proximity to New York City and jobs keeps this part of the Hudson Valley a desirable location. Demand remains strong with buyers hunting for a dream home. More importantly to note is that pricing did inch north a bit. Compared to last year at this time the average sale is 1.7% higher than last year. As inventory is down and demand is up, we see homes disappear off the market a bit quicker.

Rockland County, NY is an expensive place to call home though. Rising interest rates could keep prices rather stable unless demand for homes increases. Buyers that are at the lower end of the market will have more difficulty in finding a home that works because of this. Those homes can see a larger price jump. Even with less buyers, those that do enter the market need a home and have the income to pay. Taxes,and higher interest rates will keep the buyer pool smaller, but it could be a more competitive crowd if inventory keeps disappearing.

While they are selling at fair market value, pricing is reflected into the numbers pulling down the averages. We did see the higher end homes pull ahead this year in number of sales that balance the lower end of the spectrum.

Orange County, NY home sales continue to rise in number. For the last few years the number of single family home sales continue to increase. Year over year sales are UP again at over 25% from last year! That is quite a dramatic increase of home sales. Even so, pricing has not recovered enough to reflect any notable changes. It seems that this part of the Hudson Valley has been struggling to see price increases of any significance.

Many homeowners are finally seeing a tiny bit of equity back in their homes for the first time since the bubble. Depending on the percentage of financing at that time, many home owners are happy to know that they could sell their home for more than their current mortgage. This all contributes to a healthier market and a continued recovery.

We are seeing short-sales and foreclosures continue to move along and out of the inventory which is helpful. Buyers that are lucky enough to find a good deal are moving in to these homes. The buying process is a bit better than it was a few years ago. Even so, a foreclosed home sale does carry with it some additional risks. If a buyer is well aware of this they can find a great home. It can be said that the days of finding a steal from a bank are gone, but real value remains. This year had a big increase of foreclosed homes that sold. The average new construction home has taxes of a $1000 per month before the mortgage payments. Many first time home buyers are unable to buy a home and pay the taxes too. Finding a resale for many is the goal as taxes can be quite a bit lower.

What Homes Are Selling in Rockland County, NY?

The 3rd Quarter Housing Market Stats are in, and they tell us that inventory is down and the number of homes sold continues to rise. SOLD homes are up slightly over 12% from last year during the same time period. Demand remains strong with buyers hunting for that place to call home. More importantly to note is the pricing. Compared to last year at this time the average sale is 2.5% lower and the median sale price is down 0.9%. While demand is strong, increases in pricing are just not able to move up. All indications tell us that pricing will continue to stay relatively flat. While sellers may not be happy about this, buyers are constantly checking inventory to find a new listing. While they won’t over pay for a home, informed buyers know value and jump on a great home as soon as it hits the market.

The information below is for the last three months of single family home sales.
