New Windsor NY Market Report
The New Windsor NY housing market was a bit slow over the last two months. We saw double the number of closings in February than the previous month, but still only six homes were sold. Maybe the weather had something to do with it? Snow seemed to be on the forecast most days with record snowfall hitting out area. Buyers were out looking all winter long. A lack of urgency by many thinking that they would start in winter and look more towards purchasing in the spring.
Even so, I was out with clients during snow storms and trekking through snow to view raw land, which does indicate interest. Spring is around the corner and as new listings come on the market we are sure to see buyers jump on anything that is priced right and in good condition. A buyers market remains for New Windsor NY and our inventory leaves quite a few choices for buyers. It will be interesting to see how many new listings enter the market giving buyers even more homes to choose from. Sellers could see a need for price changes if their home does not get the proper attention of showings to sell.
This is the current housing data for the February 2014 Housing Market in New Windsor NY
- There are 134 single family homes currently on the market with 12 in short sale or bank owned status down from 17
- The average list price is $290,829 (ranging from $59,900 to $849,900).
- There are 20 homes currently under contract
- In the month of February 2014 there were 6 homes that transferred title
- The average selling price in February was $180,900. Home sales ranged from $90,000 to $299,000
- These homes were spending an average of 129 days on the market
- In the last twelve months there were 143 closed sales with an average sold price of $220,651 spending an average of 113 days on the market.
The New Windsor NY single family absorption rate shows a 11.7 month supply and we remain in a buyer’s market. Our number of sales for February doubled from January, but with low numbers hard to interpret. Weather could have played a part of the processing of showings, appraisals and closings. As the weather gets better we look forward to a more active spring of buyers moving forward purchasing a New Windsor NY home.
