July 2014 Updates Housing Market Cornwall NY Single Family Homes
The Cornwall NY Housing Market took a big leap this month. An increased number of sales this month took 17 homes off the market. The homes that were sold were of varied styles, condition and age. New homes came on the market, and with fresh inventory buyers are happy. Many homes to tour and prices have remained quite consistent. This works for both buyers and sellers.
- There are 109 single family homes currently on the market with 21 new listings for the month of July
- The average list price is $374,900
- There are 24 homes currently under contract,
- In the month of July 2014 there were 17 homes that transferred title which is showing a steady increase. June of 2014 had only 10 homes that sold.
- The average sale price for July was $306,478 and spent 158 days on the market. The range was from $75,000 to $520,000.

Comparing last year same time the numbers are quite similar. The $250 to $300 price point is where most of the action remains. More importantly we see sales consistent in numbers and that we are not losing ground with sales or price. While the inventory had fallen off over the winter we are now back to a similar number. Our inventory is at 11.36 month supply. The numbers clearly show that we had a very similar month last July.
