My first meeting at the Builders Association
Sales and Marketing Committee Meeting 101
My Broker, Rich Pasiut from Key Properties, invited me to attend a Sales and Marketing Committee meeting at the Builders Association last Friday. This committee is relatively new and looking to create a working relationship with Real Estate Agents and Builders in the Hudson Valley. Research has shown that Real Estate Agents don’t always show New Construction homes unless their buyers specifically ask about a location. The meeting was a brainstorming effort to see how best to reach out to the real estate community and bridge this gap.
Discussions today involved reasons that agents are reluctant to show builders properties. I sell a good deal of new construction homes in Newburgh NY and work directly with small independent builders. I do find that while most agents are happy to sell these homes, some agents are not all that well versed in how to educate their buyers during the process. Of course being the listing agent I am here to help.
The second type of builder in the area is the larger company that sells major subdivisions. Many of these builders hire their own marketing teams and do not list with local agents. I know that Agents are skeptical of the way this works as many builders request the agent to “turn over” their client to the sales team. This goes against the idea of staying with the client from start to finish. From my own perspective I have seen both the ease of this, and at times problems that can arise.
The brainstorming efforts were to figure out a few ways to get the local REALTORS to feel more comfortable working with new construction and to help to get their buyers in the door and have the option of buying a new home. Together it can be done but discussions of how best to make it happen was the subject of the day.
I am looking forward to some of the plans that are in store in the very near future. Educating buyers and agents about the process is super important. Just because an agent sells homes does not mean they know much about new construction. The process can vary with different builders too. It is a great idea to educate those interested as it can help to sell more houses and a win-win for everyone involved. The plans are now in the works for the Builders Association Committee to set up some training events and also to begin sponsoring some tours for agents to meet and greet as well as visit new homes in the area. I am looking forward to seeing more of what is out there and getting to know more builders in the area.
Sometimes looking outside the box and welcoming in new ideas just proves to make perfect sense. Identifying a problem is a start, and working together to find solutions even better. Builders are looking to sell houses, and I have buyers that want new homes. I was excited to be included today. I see so much potential. Next on the agenda is a trade show at the Newburgh Brewery.
